A grading system is used while evaluating multifamily properties. These property classes are categories based on the property maintenance issue, built year, and other factors. The property classes are ranged from A to D.

CLASS A

These properties are newer in the market and represent the highest quality buildings. These buildings are well managed and located in the market. These buildings do not have maintenance problems.

CLASS B

These properties are 15-20 years and these apartments also have little or no maintenance issues. The rent of the class B apartment is lower than the class A aparmetnts. Most of the apartments are well maintained so the investors look at it as a value add investment.

CLASS C

These properties are more than 20 years old and located away from the market places. These properties have maintenance issues and need renovation, such as updating infrastructure.

CLASS D

These properties are over 40 years old. A run-down apartment could be termed a class D asset. They’re usually seen in high-crime locations. Many government-subsidized residents make up the tenant profile. It is possible that there may be a lot of vacancies.
